The Constellation park project is the largest industrial development in the history of Calgary, spanning over 500 acres, under the leadership of the City of Calgary Real Estate & Development Services (RE&DS). Constellation is expected to boost infrastructure investments and the economy by supporting transportation logistics and Calgary’s status as an “inland port.” It will also increase supply Calgary’s of large-scale industrial land in the city.
EXP serves as the prime consultant for all design and construction aspects of the project, including preliminary engineering, detailed design, construction administration, stakeholder coordination and technical review services.
Though construction is ongoing, Phase 1 started in 2021, and the next few phases are fully designed — this amounts to approximately 50% of the total project. The industrial park will be completed and operational in 10-15 years. Upon completion, the area will facilitate the movement of goods and attract investments that benefit the Calgary Region and Western Canada as a whole, as well as its economy.
Construction administration and coordination
EXP consulted on all aspects of the project following Land Use and Outline Plan approval, with stripping and grading underway for over 500 acres to prepare the site for large scale utility servicing, infrastructure improvements and roadworks. This includes crossing of Forest Lawn Channel and managing development along preserved environmental corridors integrated into the project.
Throughout the design, project management and construction processes, EXP has supported our client RE&DS with any stakeholder coordination. EXP team members have worked alongside RE&DS field personnel and selected contractors to ensure site progress.
Industrial land design
EXP design engineers have navigated spatial restrictions to optimize functionality of major arterial roadways, while considering extensive existing deep and shallow utilities. This includes a 2-kilometer design of 68 ST SE to prepare for its connection to an interchange — it will serve as the main focal point and transportation link for the entire development. In addition, numerous storm ponds, wet ponds, constructed wetlands and bioretention facilities alike, required extensive collaboration between engineers, landscape architects and biologists, to complete detailed design and approvals to construct.
EXP’s ultimate role in supporting this industrial land design was to reinforce the vision already laid out by RE&DS, as the ones stewarding this land over several decades, to a point where this ambitious development could be started. EXP is pleased to contribute technical expertise as the City brings forward an industrial park that will support Calgary’s long-term economic needs.
