Established in 1997, Covenant House Vancouver has been committed to supporting homeless and at-risk youth. As the demand for services has grown, Covenant House Vancouver has expanded its ability to provide critical support services.
A holistic approach to building envelope services for 1302 Seymour Street and 1280 Seymour
The phased expansion project involved two buildings, a five-story building at 1302 Seymour St. and a 10-story building at the 1280 Seymour St. site. EXP provided building science services to NSDA Architects. The new building at 1280 Seymour includes 60 short-term beds with amenities including a kitchen, administrative offices for counseling and care, fitness center, art therapy room and classrooms.
Supporting NSDA, EXP provided a comprehensive approach to its building science services on the expansion project. EXP assisted NSDA to develop envelope solutions that address the uniqueness of the site and location. The team collaborated closely with Covenant House Vancouver, NSDA and contractors to embed building science principles that balance efficiency, durability and cost-effectiveness.
Building envelope services
At the heart of EXP’s building science services was building envelope design and consulting. The envelope serves as the primary barrier between the interior and exterior environments, influencing energy performance, durability and occupant comfort.
EXP focused on conducting analysis of wall assemblies, roof systems and thermal insulation to prevent moisture build-up. The team conducted pre-construction reviews and thermal modeling to identify vulnerabilities in the various building envelope assemblies. During construction, EXP performed reviews of mockups and field reviews of the wall and roof systems and glazing installation including water tightness testing.
The Covenant House expansion project, supported by EXP’s building science services, has set a new benchmark for sustainable, resilient and occupant-focused design in the sector. Covenant House now offers increased capacity, improved comfort and enhanced operational efficiency—providing young people with safe, healthy spaces that foster hope and belonging.
Indoor Spaces
The quality of indoor spaces holds particular importance for Covenant House. The facility serves as a supportive space for at-risk youth and a building that supports health, comfort and safety are essential.
EXP assisted NSDA on the design of glazing systems and shading to maximize light while controlling heat absorption.
Today, Covenant House Vancouver has an increased capacity to support community members in Vancouver. The building offers improved comfort and enhances environmental efficiency.
