EXP collaborates with organizations to fulfill the wants and needs of a region and its residents. Qualico Communities Calgary is one such organization devoted to developing infrastructure built for future growth and future generations. Since 2019, EXP has been under hire by Qualico Communities Calgary as the prime consultant for the design and construction of a new community in southwest Airdrie, Alberta. EXP supported the statutory planning for 1,600 acres as prime engineering consultant. Now, phases one and two of the 160-acre Vantage Rise community are currently underway. The community is anticipated to be completed by 2030, while an additional 200 acres of land development will be in progress until 2045.
Vantage Rise features multiple types of residential development, with a future school site and 13.4-acre commercial site that supports growth for the southwest of Airdrie with lands last annexed from the surrounding county. This project also frames two major infrastructure corridors, with the arterial roads of Yankee Valley BV and 24 ST, while hosting a large public utility lot for a future regional wastewater lift station and water reservoir pumps station that will ultimately serve over 6,000 acres.
These first two phases have involved all deep and shallow utility installations, roadworks and landscape construction to build a complete community. Preparation of residential lots included proper rock excavation, soil grading and compaction, water and sewer installation and roadway construction, all to ensure the best foundation. Building permit release is in place for over 200 initial homes, in parallel with the design of the commercial site. Once complete, various types of housing, including single family and multi-family units, will be available.
EXP’s teams also focused on strategic stormwater management. The storm pond was built to a 1 in 500 probability of exceedance event, well above legislated standards, to better withstand climate change and extreme weather events. With discharge to a natural intermittent watercourse downstream, the storm pond will now ensure flows are kept at or below pre-development rates.
