Originally built in the 1990s, the existing 12-story District Center featured outdated office space and a limiting workplace environment. The 1.2M GSF multi-use building underwent a significant modernization to enhance intelligent technologies and install innovative sustainable features.
The primary goal was to enhance the tenant and visitor experience through updated systems, digital amenities and greener solutions. As engineer of record, EXP led the building master plan and investment analysis, recommending system improvements to achieve a smart, sophisticated, connected building enabling their client to reach their goal of attracting new tenants and improving the building’s strategic, long-term value.
The smart building systems offer next generation amenities not found in many similar builds such as a secured IP facility network, connecting all building systems and providing advanced features. Occupants will benefit from the “smart” tenant improvement options that connect to the upgraded infrastructure to deliver added features, functionality, and control. As one of DC’s most sustainable buildings, this new design is intended to maximize efficiency and enable next generation workplace solutions for years to come.
